Commercial Loans And Construction Financing

Commercial Loans and Construction Financing

by

Stephen Bush

Commercial construction financing and commercial real estate loans are presenting a number of new challenges for commercial borrowers. As a result, small business owners should anticipate that they are likely to encounter some new but generally avoidable problems when they are seeking working capital funding and commercial mortgages.

There have always been complex problems for business owners to avoid when seeking commercial loans. By most accounts, these difficulties are now expected to multiply because we appear to be entering a period which will be characterized by even more uncertainties in the economy. If this financial turmoil continues to be present, previous rules and standards for commercial mortgages are likely to change quickly and with little advance notice by commercial lenders. This article will evaluate why commercial construction loans have become harder to obtain and will discuss possible commercial finance funding solutions. It is much more likely that borrowers will need to look beyond their local area for business financing help because of current economic uncertainties in combination with less capital available for commercial mortgages in general and construction financing in particular. In many areas of the United States, virtually all business construction funding sources are effectively inactive at this time in addressing new loan requests. Construction loans were generally considered to be riskier than other commercial financing by most lenders even before business finance funding options became more limited recently. For a commercial lender, the most significant risk factors for commercial construction financing usually include the following: (1) until the new building is completed, a commercial property cannot produce income to repay a loan; (2) a substantial risk factor is the possibility for contractor liens; and (3) many commercial construction projects take more time to complete than originally projected and/or exceed initial cost estimates. Due to widespread business losses in the construction industry, the risk of contractor liens is a major concern for commercial lenders. In any event, current delinquencies in loan payments for commercial construction financing are running well above normal. Construction financing for homebuilders has always been viewed separately by lenders because the eventual owners of single-family homes are individuals rather than businesses. From a commercial lending perspective, it is likely that the current difficulties seen in residential construction are indirectly impacting the availability of construction funding for commercial properties because the potential for contractor liens incurred during residential projects can quickly reduce the financial stability of contractors involved in both residential and commercial construction projects. This is a further reason why lenders are increasingly focusing on the risk of contractor liens as a rationale for providing less construction financing. The feasibility of real estate investments has traditionally included an enduring theme of “location, location and location” which reflects the importance of a specific locale for investing. This is still an important factor when lenders evaluate the prospects for commercial real estate loans involving both existing commercial properties and new construction. A lender is likely to be most comfortable with a stable to growing revenue stream for a business which will in turn result in a stable to growing property valuation, thus preserving collateral for the commercial mortgage loan. Although there are significant regional variations, we are witnessing decreases in both commercial and residential property values throughout the United States for the first time in several years. A severe recession will result in decreasing income for many businesses over an extended period of time, and it is very difficult for either lenders or borrowers to project when this downward trend will reverse. Given the difficulty of arranging financing based on location, using non-local lenders can be a practical solution for commercial financing involving both existing commercial properties and new construction. Small business owners should seek straightforward advice from a commercial loans expert who can provide effective strategies for changing and difficult business finance funding situations, especially in light of the challenging commercial borrowing climate prevailing currently.

Rhode Island congressman Patrick Kennedy involved in car accident near U.S. Capitol

Friday, May 5, 2006

U.S. Representative Patrick J. Kennedy (DRI), son of Massachusetts Senator Edward Kennedy, was involved in a traffic accident near the U.S. Capitol in Washington, D.C.

Capitol Hill Police reported that Kennedy was alone his 1997 Ford Mustang when the accident occurred Thursday at about 2:45 a.m. EDT (0645 UTC) near the 100 block of C Street SE. Police say his eyes were red and watery, and he was unbalanced and had slurred speech. Police also say that Kennedy had received three “notices of infractions” that are connected with the crash.

According to the police report, Kennedy drove his car into a security barrier near the Capitol building. When questioned by the police, he told them that he was “headed to the Capitol to make a vote,” when no votes were scheduled for that time of the morning.

Kennedy said in a written statement that he had returned home around midnight and had taken the sleep aid Ambien and the anti-nausea drug Phenergan, both of which are known to cause drowsiness and sedation. He awakened a couple hours later and was “disoriented” when the incident occurred. He also said that “at no time before the accident” did he take alcohol, and pledged to cooperate in any investigation.

Today, Kennedy said, “Apparently, I was disoriented from the medication” and that he “never asked for any preferential treatment.” He also announced that he is checking himself into the Mayo Clinic in Rochester, Minnesota.

“I know I need help. As in every recovery, each day has its ups and downs.,” added Kennedy. This is not the first time Kennedy has been to the Mayo Clinic. Last Christmas, Kennedy spent time at the clinic and went back to work after he was “feeling focused and in good shape.”

However; Robin Costello, spokeswoman for Kennedy said, “we have no knowledge of any citations,” but she did admit that a report was filed.

Capitol Police have not commented on the report or allegations, but Sgt. Kimberly Schneider, Capitol Police spokeswoman did say, “The United States Capitol Police are continuing to investigate.”

It is not known whether any sobriety test or arrest was made. Kennedy was not injured.

Norwegian military security agency accused of conducting illegal surveillance of PM

Saturday, June 13, 2009

Yesterday, Norwegian news outlets reported that Defense Security Service (Forsvarets sikkerhetstjeneste [FOST]) had conducted illegal surveillance against the prime minister’s office and other government offices.

Kripos, a division of the Norwegian Ministry of Justice and the Police, did a police search of the Norwegian Ministry of Defence’s top-secret intelligence agency’s computer equipment in Jørstadmoen, after a request by the Ministry of Defense.

While remaining confident that the case will be investigated in a correct way, Norwegian Prime Minister Jens Stoltenberg stated to Aftenposten late Wednesday that “it’s important that the police now find out what actually has happened.”

Verdens Gang reported that to their knowledge, the surveillance happened in connection with FOST, having the responsibility for the computer security of key personnel within the prime minister’s office and other government offices. For practical reasons these people have been connected to the military secure lines. Sources with insight to the surveillance process explained to Aftenposten that when a possible breach of computer security is detected its protocol that the person be given a notice that he may be in process off or already have broken the security rules. A person, possible within the Prime minister’s office has most likely received such a note and has reacted to the fact that the computer traffic had been under surveillance.

Vice admiral Jan Eirik Finseth told Verdens Gang that the Defense security agency’s computer security section, reported that computer communication lines had been put under surveillance by military communications lines. Vice admiral Finseth stated to Verdens Gang that “the circumstances is of such a nature that the police [were] asked to investigate if anything of this may be illegal.”

When Wikinews contacted State attorney Petter Mandt, who leads the investigation, we received confirmation that a search in Jørstadmoen took place, but he would not comment on what was confiscated, if anything. Mandt also stated that they would not comment on any specifics or give any details on the investigation, but explained that for use of a police search there has to be more than 50% probable suspicion that something illegal may have happened. When asked if suspicion was that the prime minister’s office had been put under illegal surveillance, Mandt refused to comment and stated that he will comment on neither how many nor who the individuals involved are.

Defense political spokesperson for Socialistic left (Sv) Bjørn Jacobsen, told Wikinews that “it’s important to find out what, if anything has happened,” but that “it’s shocking that there even exist[s] a reason for a police search.” When asked what will happen if anything illegal is found to have taken place, Jacobsen responded by pointing out that in this case the prosecutors will have to decide on what to do next, but stated that “parliament will have to see if the law and regulations ha[ve] to be changed. It’s important to stop an eventual bad culture before it sticks to the walls.”

This is the second investigation of illegal government surveillance in Norway since the Lund commission’s report uncovered illegal surveillance of communist, socialist, and other persons, which the Norwegian Police Security Service deemed to be dangerous.

Wikinews was unable to get any comments from the Norwegian Military Defense when contacted.

Paris Hilton mocks John McCain presidential ad

Wednesday, August 6, 2008

American celebutante and businesswoman Paris Hilton has bashed a recent presidential campaign ad by 2008 U.S. presidential hopeful John McCain in which he compared his rival Barack Obama to celebrities such as Hilton and Britney Spears. In McCain’s TV ad, it was stated that Obama was “the biggest celebrity in the world.”

Hilton recorded and uploaded a video to comedy website Funny or Die, in which she mocked McCain by calling him a “wrinkly white-haired guy.”

“Hey America. I am Paris Hilton, and I am a celebrity too,” she states at the beginning of the video, but not before images of the Star Wars character Yoda and the cast of The Golden Girls are paraded across the screen apparently comparing the characters to McCain.

“Only I am not from the olden days, and I am not promising change like ‘that other guy’. I’m just hot,” remarked Hilton, adding, “I guess I am running for president,” since McCain’s TV ad showed her.

McCain’s advertisement, released early this week, states, “Is the biggest celebrity in the world ready to help your family?” According to the Boston Globe and video displayed on its website, the narrator then points out that “the real Obama promises higher taxes, more government spending. So, fewer jobs.”

Bill Burton, a spokesman for Obama, responded to the ad: “Is the biggest proponent of George Bush’s tired, failed policies ready to bring about change? Another day brings another dishonest attack from John McCain. While Senator McCain knows that Senator Obama has proposed cutting taxes for 95% of American families, what he’s not telling us is that he wants to give $4 billion in tax breaks to the oil companies, continue giving tax breaks to corporations that ship our job overseas, and provide no direct tax relief for more than 100 million middle-class families.”

Hilton appears in good spirits in her video and even thanks McCain for endorsing her. “So thanks for the endorsement white-haired dude. And I want America to know, that I am like totally ready to lead.”

Provide Online Training

By Robert Corter

In today’s electronic world, online training is now one of the more popular forms of learning. It’s easy to follow, most online training courses give step by step guides and the training is normally slit down into chapters, with lessons within each chapter. You can stop and start the training at you own leisure without having to sit through a 2 hour lecture.

Geographical distance is a major factor these days with learning. Once upon a time you would either have to look for your chosen course at a college on University near to you or be prepared to travel away from home. Now, you can learn from the comfort of your own home, in your own time and at a pace that suits you. And your instructor can be anywhere in the world, it makes no difference. Provided you have an internet connection, the world is your oyster.

Many companies provide online training these days. In fact, whatever your chosen field of study you would struggle not to find an online course to suit your needs. And the benefits of online training are evident to both student and instructor.

For companies that provide online training, it is easy for them to keep track of their student’s progress. Any tests that are taken can be marked and the results back in a much shorter time frame than a hand written test. This gives both the student and the instructor the ability to keep track of progress much easier and any problems can be picked up on and rectified in a shorter timescale.

For those who want to turn their web content into an online training course there is plenty of software available. Learning management systems are available for purchase that can make the whole process much easier. Your online training course can be created very quickly and almost at the touch of a button.

Providing online training is as easy as picking up the phone these days. Provided you have access to certain authoring tools you can easily turn your web content into a training course. You should have access to tools such as MS Word, PowerPoint, Google Docs, any PDF generation programme and, if you require it, video content software. Any combination of these together with the software to pull it all together makes it easy to provide online training.

Video training is one of the more popular forms of training these days. You can produce your videos using any number of methods including camcorders and even phone videos. Along with pdf or word documents you can create an online training course made up of a combination of videos and presentations, and throw in a few tests along the way as well.

Purchasing a complete learning management system to provide your online training course will make the whole task easier and is much cost and time effective than trying to pull it altogether yourself. Whilst the initial cost may seem steep, the time and effort saved is worth its weight in gold alone.

Leaked cables cause Australian concern

Friday, December 10, 2010

Leaked diplomatic cables between Australia and the US Secretary of State, Hillary Clinton, have raised controversy in the Australian community. The documents were released by the whistle-blowing website Wikileaks. The cables between the then prime minister of Australia, Kevin Rudd, and the US Secretary of State, Hillary Clinton, revealed that China may need to be forced to integrate into the international community. The secret documents also contained information of a conversation between Clinton and Rudd in Washington. In the interview, Rudd stated that China was “paranoid” about Taiwan and Tibet.

The sensitive documents may place a strain on diplomatic relations between Australia and China. Despite this, Kevin Rudd reassured the public that the “robust” relationship between Australia and China wouldn’t sustain any substantial damage to the relations between the two countries. At this stage, Prime Minister Julia Gillard has provided no further comment on the matter, other than to ensure that the relationship between China and Australia would allow opinions to be expressed without any threat to either side.

At the heart of the leaks is Australian founder, Julian Assange. Wikileaks have now released 821 of their promised 251,287 US diplomatic cables. The cables are being released on a stage-by-stage basis. Earlier this week, Assange was arrested on suspicion of rape in London under a Swedish arrest warrant placed on him from a court in Stockholm on November 18.

International team of scientists reports on Antarctic lead pollution

Monday, August 4, 2014

Researchers from Australia, Denmark, Germany, Norway, United Kingdom, and the United States conducted lead concentration measurements of sixteen ice core samples, and found that industrial air pollution has persisted Antarctica since its arrival there in 1889 and remains significant in the current century. Their study was published in Scientific Reports on July 28, and covered in Nevada’s Review journal this Saturday.

Lead was chosen to trace the industrial pollution of atmosphere because of its low natural concentrations in ecosystems, as well as unique ‘fingerprints’ of different sources. Each lead ore deposit has its own distinct mixture of lead isotopes. Analysis of such characteristic isotopic signatures traced Broken Hill, Australia as the pioneering source of lead pollution in Antarctica, and even today its contribution remains significant. Coauthor Paul Vallelonga detailed, “Lead is a toxic heavy metal with strong potential to harm ecosystems […] While concentrations measured in Antarctic ice cores are very low, the records show that atmospheric concentrations and deposition rates increased approximately six-fold in the late 1880s, coincident with the start of mining at Broken Hill in southern Australia and smelting at nearby Port Pirie”. Lead author Joe McConnell noted, in Review journal, “A single industrial complex was enough to contaminate the entire continent of Antarctica thousands of kilometers away […] We’re still polluting Antarctica today”.

McConnell said in getting the cores he traveled to Antarctica “four or five” times. Each of the drilled samples is about 4 inches (10 cm) across and 100–500 feet (30–150 m) long. They were cut for storage in boxes, six three-foot sections per box weighing over 100 pounds (450 kg). A single ice core can be used by researchers in many experiments during the next several years.

Concentrations of lead on the Antarctic continent have declined after the 1990s, but remain around three times higher than before industrialization, despite banning of leaded petrol and similar emissions regulations. As McConnell said, “Our measurements indicate that approximately 660 tonnes [1.5 million pounds] of industrial lead have been deposited on the snow-covered surface of Antarctic during the past 130 years […] While recent contamination levels are lower, clearly detectable industrial contamination of the Antarctic continent persists today, so we still have a ways to go.”

Support for the study came from, amongst others, the U.S. National Science Foundation Division of Polar Programs, WAIS Divide Science Coordination Office, Ice Drilling and Design and Operations, the National Ice Core Laboratory, Raytheon Polar Services, and the 109th New York Air National Guard.
